SIX7 Plumbing Tank Flap Valve Replacement Colombo
What the market calls a flap valve, we call a float valve — same part family, and it's behind most "tank overflow" calls in this city. Replacement is a 4,500-tier job, usually same visit.

Is this your problem?
- Overflow running non-stop
- Tank never fills
- Bent or stuck float arm
- Scaled valve seat
The part fails two ways: it sticks open and the overflow runs day and night (your water bill spikes before anyone looks at the roof), or it stops sealing and the tank never fills properly. Either way the fix is match-and-replace: we match what's actually fitted — brand, arm type, seat size — because tank valve standards vary more than they should.
This sector doesn't generate many issues overall; when it does, it's this valve. Common sizes are van stock, so most calls finish in one visit with a fill-cycle test before we leave. If the valve is fine and the overflow still runs, the fault moves to the overflow line or a cracked fitting — quoted as repair-tier, not valve-tier.
"A flap valve lasts forever."
Rubber flaps harden and crack within 2–3 years — it's a maintenance item, not a permanent fix.
We carry common flap valve sizes on the van — most replacements are done same visit.
Cause
Flap valves perish over time, allowing water to bypass and overflow — a simple part causing expensive waste.
How We Fix It
Remove the old valve, fit a rated replacement, set float level, test the fill and overflow cycle.
Test your flap valve by lifting it manually. If water keeps flowing, it's time to replace.
A stuck flap valve wastes 50,000+ litres a year. That's a silent drain on your water bill.
A flap valve that sticks does not fail all at once — it lets the cistern refill a thousand times before anyone connects it to the bill.
What to Do Before We Arrive
- Lift the cistern lid and check whether water runs into the pan without flushing — that is the valve failing.
- Photograph the old valve before we come — flapper, cup or dual-flush, the type decides the part.
- Turn the cistern stopcock off if it runs constantly — it saves water until we arrive.
- Leave the old rubber where it is if it drops inside — fishing it out costs time we could spend fixing.
