Balcony and sliding-door drains fail in three ways: weep holes and outlets clog with leaf litter and sediment, the fall loses its slope after renovations or re-tiling, or the drain traps and siphons smell back into the room. Standing water then finds the door track, the wall joint, and eventually the ceiling below.
The fix is unglamorous and effective: clear the outlets and weep path, re-slope where the substrate allows, re-seal the door threshold joint, and flow-test with a hose before we leave. In apartment blocks we coordinate access with management so the unit below isn't surprised.

What to Do Before We Arrive
- Sweep leaf litter and soil out of the balcony drain and door track — we need to see how the water sits.
- Note whether water pools only in heavy rain — where it enters tells us where to trace.
- Move planters and furniture away from the door track so it can be lifted and the weep holes inspected.
- If the drain cover unscrews, remove it before we arrive — a clear opening shows instantly whether the block is on the surface or in the pipe.
